The Board of Education has narrowed the high school boundary proposals to three
final options for consideration.

The board will continue to discuss the options and take public comment at its
meeting on Tuesday, January 31. The meeting is at 7:30 pm at Still Middle
School, 787 Meadowridge Drive, Aurora. The board may limit the scope or time
allocated for public comment at its discretion.

The Issue

Because of the overcrowding at the middle and high schools, boundaries are going to change with or without the passage of the March 21 referendum. The referendum will ask voters to approve building a new high school and converting the Waubonsie Valley Gold building to a middle school. Waubonsie Valley's Gold building was selected to convert to a middle school because architecturally, the main building will more easily house a freshman center internally. Another important reason is that the continued growth is predominately on the south end of the district. Middle school boundary changes will be presented once the high school boundaries are selected.

Changes if the Referendum Passes

After the Boundary Open Houses, the Board will select one of the boundary changes under consideration. The changes are necessary to determine who would attend the new schools. Upon community approval of the referendum, the boundary changes are expected to begin in 2009.

Changes if the Referendum Does Not Pass

Should no new classroom space be available, boundary changes will be required to balance enrollment beginning in 2007. In addition to boundary changes, split shifts will be implemented at both high schools in 2009.

Impact on Property Taxes

Solving the Overcrowding and Lowering Your Mortgage Payment

  • Just as a homeowner refinances a mortgage, the district plans to restructure its debt.
  • By refinancing the district's current 12-year mortgage to a 20-year mortgage, the district
    can afford to build the new high school with no increase to the Bond and Interest portion of your tax bill.
  • Similar to moving from a 15- to a 30-year mortgage, payment amounts will actually decrease.

How will this impact you?

The chart below is the estimated Bond and Interest portion for a $300,000 home. The middle column shows the current Bond and Interest payment. The last column shows the estimated payment with extending the mortgage and approval of the $124,660,000 needed to build the new high school.

* Assumes a $300,000 home will appreciate at 5% for the next two years, 4.5% in 2008, 4% in 2009, and 3% thereafter.

* This reflects only the Bond and Interest portion of your tax bill. The other part of your tax bill related to schools reflects the operating funds. If we compare the Bond and Interest portion to your mortgage, the operating funds would be compared to your other living expenses. The mortgage payment remains relatively stable, but your living expenses may increase over time.
